First of all, this loan product is a loan where a consumer has more than one property covered by one loan. Also, this loan has a ‘release clause’ in which customers can sell off one parcel of land without having to refinance all of their properties. The borrower does not have to pay the entire loan balance if the property that is secured is sold off.

Residential land developers do not find this type of loan as being rare because they are commonly needed when financing purchases of land that are large in nature. A developer would no longer have to refinance all of their parcels of land, but they could sell off portions of their land.

If an individual happens to make this loan choice, there may be a small setback. No one can predict the future. Sometimes things happen in life that may prevent an individual from being financially responsible to pay off the loan. If a person happens to default on making payments, the bank in turn would take ownership of all the properties.
