Only the highly motivated home sellers will sell, and they had better utilize all of the vast resources for home sellers available to them to succeed in this very difficult housing market.</p>
<p>A quick review of a local MLS this morning showed that 308 homes failed to sell last month (of course, thousands failed to sell, but 308 had their listing periods expire with no home sale). I decided to study these to see if there was anything to learn from these unhappy homeowners who were trying to sell a home.</p>

<p>Selling a home in today&#8217;s housing market is a FULL TIME JOB, it is not something somebody can &#8220;do part-time after work.&#8221; I was amazed at how many of these homes were in perfect condition to be sold, but were just plain poorly marketed. Nobody really knew they existed. Things like no virtual tour, too few pictures, poor quality pictures, and a total lack of exposure stopped most of these from selling.</p>
<p><strong>My Message If You Are Trying To Sell A Home</strong></p>
<p>How To Sell A Home Today: Decide to Stay or Go. You must get off of the fence. If you want to &#8220;Go&#8221;, hire the real estate company with a powerfully aggressive marketing plan and move on with your life. Get the home sold and just go!</p>
<p>If you decide to stay, plan on being in the home for the next 5 to 10 years as the market works through the millions of distressed properties that are just really starting to flood the market. Values will eventually recover and there is no need to stress yourself out during the bumpy recovery (like the 70% of home sellers who fail to sell their home next year), so just make it a deliberate decision on your part and leave the real estate market behind you.</p>

<p>1) Lead capture &#8211; A prospective client ends up on a website where a form can be filled out.</p>
<p>2) After the lead enters their information, they are emailed the information that was requested.. Different geo-targeting advertising systems such as AdSense can be used.</p>
<p>3) Regardless of whether or not the real estate agent has called the prospect yet, the promotion automation system sends out a personal introduction by email that looks like it was from the agent. The email not only looks like it is from the real estate agent, but will go directly to the agent if the recipient hits reply. Included in the email is often a link to an automated ten slide presentation, narrated by real estate professional. For Real Estate Agents, this would be their online listing presentation.</p>
<p>4) The next day, another email automatically goes out asking if the prospect has had a chance to view the online presentation. The automated email also asks if the prospect would like to get regular market updates and what form of communication they would prefer: phone, email, or text message.</p>
<p>6) If the prospect has chosen to receive text, the system can set the system up to mechanically send a text message to the prospect giving them some more information on current market conditions. It may sound tough to do in 160 characters, but it would be the same as a Twitter tweet.</p>
<p>5) As part of the product, an automated notification may go to the agent telling them to physically call the prospect.</p>
<p>7) Another component of the product may be direct mail. In that case, a postcard may automatically be sent to the prospect.<br />
